What Are the Advantages of VA Loans for Military Buyers?

Living and working in Kitsap County, I work with a lot of active-duty military members, Veterans, and military families. One of the most valuable benefits available to eligible buyers is the VA home loan.

VA loans are backed by the U.S. Department of Veterans Affairs but issued through private lenders. They offer several advantages that can make homeownership more accessible and potentially reduce the upfront and monthly costs of buying a home.

You May Be Able to Buy With No Down Payment

One of the biggest VA loan benefits is the ability for many eligible buyers to purchase a home without a down payment.

That means you may not have to spend years saving 10 or 20 percent of the purchase price before becoming a homeowner.

There are circumstances where a down payment may still be required, so your lender will need to evaluate your specific eligibility, entitlement, financing, and the property.

There's No Monthly PMI

VA loans don't require private mortgage insurance, commonly called PMI.

With many conventional loans, buyers putting less than 20 percent down pay PMI as part of their monthly housing expense. Eliminating that cost can make a meaningful difference in the monthly payment.

VA loans may have a one-time funding fee instead. The amount varies based on factors including your down payment and whether you've previously used your VA benefit, and some eligible borrowers are exempt from the fee.

Competitive Interest Rates and Loan Terms

VA-backed loans can offer competitive interest rates and terms because the VA guarantees a portion of the loan for the lender.

That doesn't mean every VA lender will offer the same rate. I still recommend comparing lenders, fees, and loan options before choosing your financing.

There Are Limits on Certain Closing Costs

VA rules limit certain fees that can be charged to the buyer.

Sellers can also agree to pay allowable buyer closing costs, and VA rules permit certain additional seller concessions within program limits.

This can be especially valuable for buyers who want to preserve cash after closing for moving expenses, furnishings, repairs, or an emergency fund.

You Can Use Your VA Benefit More Than Once

Another misconception is that a VA loan is a one-time benefit.

It isn't.

Eligible borrowers may be able to use their VA home loan benefit multiple times. Depending on your entitlement and whether a previous VA loan has been paid off, sold, refinanced, or is still outstanding, the details of your next purchase can vary.

VA Loans Are Assumable

VA-backed mortgages can also be assumable by a qualified buyer.

That can become an extremely valuable feature if you eventually sell your home while your existing VA interest rate is significantly lower than current market rates.

There are important considerations involving qualification, equity, and restoration of the seller's VA entitlement, but an assumable low-rate loan can potentially make your property more attractive to future buyers.

Is a VA Loan Always the Best Choice?

Not necessarily. Being eligible for VA financing doesn't mean you should automatically choose it.

I want my buyers comparing the monthly payment, interest rate, funding fee, closing costs, cash required, and long-term cost against other financing options available to them.

But for many eligible military and Veteran buyers, the combination of potentially zero down, no monthly PMI, competitive financing, and reusable benefits makes the VA loan an incredibly powerful home-buying tool.

As a Kitsap County real estate agent, I've worked with many military buyers navigating moves in and out of our area. Understanding how to structure a VA offer and working with professionals who are experienced with VA transactions can make a significant difference throughout the process.
