How Do Jumbo Loans Work in Washington State?

How Do Jumbo Loans Work in Washington State?

If you're shopping for a higher-priced home in Washington, you may hear your lender mention a "jumbo loan." A jumbo mortgage is simply a home loan that exceeds the conforming loan limit for that property and county.

Here in Kitsap County, this can come up when purchasing waterfront homes, larger properties, luxury homes, or other higher-priced real estate.

What Makes a Mortgage a Jumbo Loan?

Each year, the Federal Housing Finance Agency sets conforming loan limits for mortgages that can be purchased by Fannie Mae and Freddie Mac.

For 2026, the baseline conforming loan limit for a one-unit property is $832,750 in most of the United States. Some higher-cost counties have higher limits.

It's important to remember that the limit applies to the loan amount, not the purchase price.

For example, you could purchase a $1 million home and put enough money down that your mortgage remains within the conforming loan limit. In that situation, you may not need a jumbo loan at all.

How Is Qualifying for a Jumbo Loan Different?

Because jumbo loans fall outside standard conforming loan limits, individual lenders have more flexibility in establishing their requirements.

Generally, buyers should expect lenders to look closely at credit, income, debt-to-income ratio, assets, down payment, and cash reserves.

Requirements vary significantly between lenders, which is one reason I recommend shopping around if you need jumbo financing.

Do Jumbo Loans Require 20 Percent Down?

Not necessarily.

Some jumbo programs allow less than 20 percent down, while others may require larger down payments depending on the loan amount, property, credit profile, and lender.

Don't assume you need hundreds of thousands of dollars in cash simply because the purchase price crosses the million-dollar mark. Have a lender calculate the actual options available to you.

What Are Cash Reserves?

With jumbo financing, a lender may want to see that you have money remaining after closing.

These are called reserves. Instead of putting every available dollar into your down payment, the lender may require you to demonstrate that you could cover a certain number of months of housing payments using available assets.

The amount required varies by lender and loan program.

Are Jumbo Interest Rates Higher?

Not always.

Jumbo mortgages may have different pricing than conforming loans, but that doesn't automatically mean the interest rate will be higher. Rates and terms depend on the lender, market conditions, loan amount, down payment, credit profile, and other factors.

This is another situation where comparing lenders can make a meaningful difference.

The Property Matters Too

With a jumbo loan, the lender isn't only evaluating the borrower. They're also evaluating the property securing a larger loan.

Appraisal requirements may be more extensive, particularly for luxury, waterfront, acreage, or highly unique homes where finding comparable sales can be difficult.

That's something we encounter in Kitsap County, where two homes with similar square footage can have dramatically different values because of waterfront, views, acreage, outbuildings, location, or other features.

Should I Consider a Jumbo Loan?

If a jumbo loan allows you to comfortably purchase the right property, there's nothing inherently negative about using one.

As a Kitsap County real estate agent, I encourage buyers shopping in higher price ranges to talk with their lender before assuming what their financing will look like.

Sometimes a larger down payment can bring the loan into conforming territory. Other times, a jumbo loan may offer the better overall strategy.

The goal is to compare the loan options, cash required, monthly payment, reserves, and total cost so you can choose the financing that makes the most sense for your purchase.
