Most lenders require:
Two years of personal tax returns
Two years of business tax returns (if applicable)
Year-to-date profit and loss statement
Business bank statements
Consistent or increasing income year over year
Here’s the key: if you write off significant expenses to reduce your taxable income, it can reduce the income a lender is allowed to use for qualification.
Many Kitsap business owners are smart with taxes — but those write-offs can work against you when it’s time to buy. The lender averages your net income over two years. If one year is lower, it can bring your qualifying income down.
That doesn’t mean you can’t buy. It means planning ahead matters.
If homeownership is on your radar in the next 6–12 months:
Talk to a lender before filing taxes
Avoid major income swings if possible
Keep clean, organized bookkeeping
Limit large business write-offs the year before buying (when appropriate)
Keep personal and business finances well documented
There are also loan programs designed to help, including bank statement loans and flexible conventional options for strong borrowers.
You often have higher earning potential, control over your income, and strong financial awareness. With the right preparation and a lender who understands self-employed files, buying a home in Kitsap County is very achievable.
