One of the first things homeowners check when they're curious about their home's value is Zillow. It's quick, convenient, and gives you an instant estimate. But it's important to remember that a Zestimate is exactly that: an estimate.
Zillow uses public records, recent sales, tax information, and computer algorithms to calculate a home's value. While it can provide a general starting point, it doesn't actually visit your home or understand the details that make your property unique.
An automated estimate has no way of knowing what your home looks like inside. It doesn't know if you've completely remodeled your kitchen, replaced the roof, added air conditioning, or invested thousands of dollars in landscaping.
It also can't accurately measure features that buyers value, such as a premium view, privacy, usable acreage, custom finishes, or an exceptional floor plan. Those details often have a major impact on what buyers are willing to pay.

While Zillow updates its data regularly, it can't always keep pace with local market conditions or recognize subtle differences between neighborhoods. Two homes that appear similar on paper may have very different market values based on location, condition, or buyer demand.
