Home Buying
If you are buying or selling a home on the Kitsap Peninsula, the escrow process is one of the most important parts of the transaction. Escrow begins after a buyer and seller agree to the terms of a contract and continues until the sale officially closes.
An escrow company acts as a neutral third party that holds funds, manages documents, and helps ensure all conditions of the contract are completed before ownership transfers.
Once the offer is accepted, the earnest money deposit is submitted to escrow. The escrow officer opens the transaction file and begins coordinating with all parties involved, including the lender, title company, buyer, seller, and real estate agents.
This stage includes ordering title work, reviewing the purchase agreement, and setting timelines for inspections, financing, and closing.
During escrow, buyers typically complete inspections to evaluate the condition of the home. If issues are found, negotiations for repairs or credits may take place.
At the same time, the lender works through the loan approval process. This includes verifying income, reviewing financial documents, and ordering an appraisal to confirm the home’s value.
In areas like Bremerton, Port Orchard, and Silverdale, this stage can move quickly when all parties stay responsive and organized.
The title company researches the property to confirm there are no ownership disputes, liens, or legal issues that could affect the sale.
As closing approaches, the escrow company prepares final settlement statements and coordinates signing appointments. Buyers review and sign loan documents, while sellers sign documents to transfer ownership.
After signing, the lender sends loan funds to escrow. Once all funds are received and documents are complete, the transaction is recorded with the county.
Recording is the final step that officially transfers ownership from the seller to the buyer. After recording, the buyer receives the keys and the transaction is complete.
The escrow process involves many moving parts, but the goal is to protect both buyers and sellers while keeping the transaction organized and secure.
In Kitsap County, I guide my clients through every stage of escrow so they understand what is happening and what to expect next. Clear communication and preparation can make the process far less stressful and help avoid delays before closing.
